Üst Gelir Grubu Kontrollü Konut Sitelerindeki Açık Alanların Değerlendirilmesi “göktürk Beldesinden Örnekler”

Abstract

Bu tez çalışmasında; kent çeperinde gelişen, kontrollü, düşük yoğunluklu, çevre kalitesi yüksek, kontrollü konut sitelerindeki; açık alan kullanım türlerinin, alan büyüklüklerinin ülke (yasal) standartları ile karşılaştırılarak, niteliklerinin ve yeterliliklerinin irdelenmesi amaçlanmıştır. Tez çalışmasına başlarken, konut yakın çevresinde yer alan açık alan türleri, standartları, çevresel kalitesi ve kontrollü konut siteleri ile ilgili geniş kapsamlı bir literatür çalışması yapılmıştır. Literatür çalışmasında toplanan bilgiler değerlendirilerek, tezin kuramsal çerçevesi oluşturulmuştur. Bu kuramsal çerçeveye bağlı olarak çalışmanın sonraki aşamasında açık alan kullanım türleri ve büyüklüklerinin irdelenmesi ve kullanıcı istekleri ile birlikte yeterliliklerinin tespitini sorgulamak üzere örnek alan olarak Eyüp İlçesi, Göktürk Beldesi seçilmiştir. Örnek çalışma alanı Göktürk Belde’sidir. Bu kapsamda çalışmanın dördüncü bölümünde, Göktürk Belde’sindeki üst gelir grubu konut sitelerindeki açık alan kullanımları tezin amacında belirtilen hedefler kapsamında değerlendirilmiştir. Tezin beşinci bölümünde, araştırma alanında yer alan üst gelir grubu konut sitelerindeki, açık alan kullanımı, yeterliliği ve kullanıcı taleplerinin belirlenmesi amacıyla bir anket çalışması yapılarak elde edilen veriler değerlendirilmiştir. Çalışmanın sonunda, üst gelir grubu kontrollü konut sitelerindeki açık alanlar, yasal standartlarla karşılaştırılıp, ortaya çıkan değerlerle, anket sonuçları beraber irdelenmiş ve açık alan kullanımlarının yeterlilikleri ortaya konmuştur.

The main aim of this thesis is to compare the types of open area utilization and magnitude (largeness) of the areas in gated communities develop in the –of the cities, low density, high environmental quality with legal standards and to study on their quality and adequacy. When starting the thesis, a comprehensive literature survey about the open area types, standards, environmental quality and closed residence sites around the residence areas has been carried out. Using the information gathered in the literature survey, the theoretical framework of the thesis had been prepared. Within in this framework, Eyüp District and Göktürk Area have been selected as the sample area to be analyzed with respect to open area utilization types and magnitudes and to question the user demands and proficiency. Sample working area is Göktürk, which has been the host of the gatted residence sites of the upper income group of Istanbul recently. In the 4th chapter, the open area usage in the residence sites in the area mentioned have been evaluated within the framework of the thesis. In the fifth chapter of the thesis, a survey has been applied and the results area evaluated in order to define the sufficiency of the open area usage and the user demands in the residence sites of the upper income level group, which is handled in the thesis. At the end of the work, the open areas in the upper income level group residence sites has been compared with the legal standards and the results has been evaluated along with the survey results and the sufficiency of the open area usage has been defined.
