Orta Ölçekli Bir Müteahhitlik Firmasında Şantiye Genel Giderlerinin Bir Bileşeni Olarak Şantiye Yönetimi Maliyetleri Üzerine İstatistiksel Bir Değerlendirme

Abstract

Bu çalışmada, şantiye yönetimi maliyetleri üzerine istatistiksel bir değerlendirme yapılmıştır. Analizlerde kullanılan veriler, uzun yıllardır inşaat sektöründe çalışmaları bulunan, güvenilir bir firmadan temin edilmiştir. Anahtar teslim (götürü bedel) ihale yöntemince ihale edilmiş işler ile birim fiyat ihale yöntemince ihale edilmiş işler ayrı ayrı incelenmiştir. Çalışma neticesinde, şantiye yönetimi maliyetlerinin önceden tahmin edilebilmesi için dört adet denklem ve bu denklemlere ait rasyolar oluşturulmuştur. Tez çalışması, şantiye yönetimi maliyetlerinin topyekûn veya her bir maliyet grubu için münferiden tahmini için bir model önerisi sunmaktadır. Bahsi geçen modeli; orta çaplı inşaat firmaları kendi şantiyeleri üzerine, ilgili şantiyeler için gerekli rasyoları oluşturmak sûreti ile uygulayabilirler.

In this study, management costs of building sites is reviewed as a statistical research. The data used in these analysis are supplied from a reliable construction company which has quite experience in the sector. The lump – sum contracts and the unit – price contracts are reviewed separately. Finally, four equations and ratios for these equations are generated for the estimation of management costs of building sites. By using the equations, management costs of building sites could be calculated as a total expense or each expense group could be calculated separately. The generated model could be applied to other construction companies after the calculation of their own ratios.
