Lüks Konutlarda Satış Fiyatını Etkileyen Faktörlerin İncelenmesi: İstanbul Örneği

Abstract

Bu çalışmada, lüks konut projelerinin geliştirilmesi sürecinde hedef kitlenin dikkatini çeken faktörlerin neler olduğu ve bu faktörleri çalışmalarında başarılı bir şekilde uygulayan projeleri incelenmiştir ve seçilen konut projelerinde dönemsel olarak bu ölçütlerin nasıl değiştiği ve donatıların fiyatı nasıl etkilediği, İstanbul piyasasında ayrıntılı olarak incelenmiş ve örnekler verilmiştir. Bu çalışma, günümüzde bütün dünyada önem kazanan iki gelişmenin sınırladığı bir alanda ortaya çıkan bazı değişmeleri belirlemek ve bunlar hakkında bilgi vermek amacına yönelmiştir. Bunlardan birincisi, toplumsal değişime de bağlı olarak konut anlayışında meydana gelen gelişme, ikinci gelişme ise bina tasarlaması metotlarının değişimidir.In this study, luxury housing projects, which are striking in its concept, are developed for a long time in Turkey. In this study, we analyze these luxurious project and their factors on housing price. The purpose of this study is to formulate some particular problems of housing which appear within an area bounded by three important developments of contemporary societies; and to give information on design methods necessary for solving them. The second development is the change of building design methods. The first of these developments can be seen as the change of the housing concept.
