| dc.description.abstract | Bu çalışmada, gayrimenkul finansmanı adı altında konut edinme yöntemleri ile ipotek kredilerinin çeşitleri anlatıldı. Konut kredilerinin devamlılığını sağlayan menkulleştirme sisteminin ortaya çıkışı ve gelişimi anlatıldı. Menkulleştirme sisteminde en çok kullanılan yöntem olan ipoteğe dayalı menkul kıymetler ve çeşitleri incelendi. Mart 2007 tarihinde yürürlüğe giren konut finansmanı kanunun özeti anlatıldı. Yeni kanunun şartları göz önüne alınarak konut kredisi kullanılmasına ait bir örnek oluşturuldu. Türkiye’de bulunan bazı bankaların konut kredileri faiz oranları, konut kredisi için istenen belgeler incelendi. Örnek bir menkulleştirme modeli oluşturuldu. | |

Investigates the common issues is mortgage backed securities. The summary of mortgage law. Contains an application of a haousing loan under the new law. Investigates the commerical banks prosedures for loan applications. Later, a model is suggested for securitization of loans. | |
