Gayrimenkul Yatırımlarını Etkileyen Faktörler Ve Atyrau Şehri Değerlendirmesi

Abstract

Bu çalışma 2 farklı özellikteki şehrin incelenmesi ve bu incelemelerden elde edilen faktörlerin diğer şehir için geçerli olup olmadığını test etmiş, elde edilen sonuç ışığında ise Atyrau şehrinde yapılabilecek bir gayrimenkul yatırımı için öneri getirmiştir. Gayrimenkul yatırımlarını etkileyen faktörlerin 5 ana başlık altında toplanabileceği görülmüştür, bunlar; ekonomik/coğrafi, idari/politik, sosyal/demografik, yapısal ve küresel faktörlerdir. Doğru zamanda, doğru yerde doğru ürüne yatırım yapmak ancak bu faktörlerin dikkatlice incelenmesi ve projenin buna göre yapılması ya da yeniden düzenlenmesi sayesinde mümkün olacaktır.

This study is based on the analysis of 2 provinces different in character and it tested whether the factors determined from this analysis are also valid for the third province. In the light of the findings, a real estate investment has been proposed in Atyrau province. The factors affecting real estate investments can basically be categorized through a five-fold classification as; economical/geographic, administrative/political, social/demographic, structural and global factors. Investment to the right product at the right place in the right time will only be possible after a rigorous review of these factors and developing or re-organizing the Project on the basis of these factors.
