Özet
Bu çalışmada, ülkemizdeki ekonomik veriler ve gayrimenkul piyasası incelendikten sonra, Dünya’ da gayrimenkul ile ilgili uygulanan finansman yöntemleri açıklanmıştır. Ülkemizde bu yöntemlerden uygulanabilecek olanlarla ilgili belirlenen alternatifler incelenmiştir. Dünyada 1970’li yıllardan sonra yaygınlaşan gayrimenkul finansmanındaki yöntem mortgagedır. ‘Mortgage’ Türkçe’ye ipotek olarak çevrilse de asıl olarak gayrimenkul için verilen ipotekli kredilerin bir havuzda toplanarak daha sonradan menkul kıymetleştirilmesi ve bunun sonucunda finansmanın geri kazanılmasıdır. Ayrıca İstanbul’ da inşası devam eden “Evidea” konut projesi ve “Triple Towers World Business Center” çok fonksiyonlu proje özellikleri, bu projelerde uygulanan finansman modelleri incelenmiştir. Bu projelerin finansman modellerinden faydalanarak mevcut durumda uygulamaya girecek mortgage sisteminin hangi noktalarda aksaklık yaşayacağını, ne tip düzenlemeler gerekli olduğu bulunmaya çalışılmıştır.
In this study, the financial methods that are used in real estate market after examining the economical data and real estate market are explained as well as the applicable alternatives in our country. The method of real estate financing which got more common worldwide after 70’s is “Mortgage”. Even Mortgage has a very restricted meaning in Turkish, its actual meaning can be described shortly as following: “Gathering all the credits that has been given for real estate in a kind of pool, then exchange them as stocks/bonds, providing that the finance to be gained back by selling these stocks/bonds. The projects, namely “Evidea” and “Triple Towers World Business Center”, that are still going on, and the financial models of these projects are also the subject of this study. By examining the financial models of these projects, it is aimed to find out the probable problems and necessary solutions in the mortgage system which will be effective in the existing conditions.
