Endüstriyel yapılarda kullanılan ön maliyet tahmin yöntemlerinin değerlendirilmesi

Abstract

Ülkemiz kıt kaynaklarının verimli ve etkili kullanılması ve yatırımlardan elde edilecek sosyal faydanın topluma sunulması ancak yatırım projelerinin planlanan sürede, öngörülen bütçe sınırları içinde kalınarak en ekonomik maliyetle ve istenilen kalitede gerçekleşmesi ile mümkündür. İnşaat sektörü, özellikle gelişmekte olan ülkelerde en büyük yatırımların yapıldığı, dolayısıyla ülke ekonomisi için en büyük öneme sahip olan sektördür. Yatırımcıların, yatırım kararı vermesi için kendisine gerekli olan fizibilite çalışmalarından en önemlisi maliyet tahminidir. Ülkemizdeki ekonomik şartlar düşünüldüğünde, bu tahminin yapılmasının zorluğu daha iyi anlaşılmaktadır. Bu çalışmada, literatürde bulunan maliyet tahmin yöntemleri incelenmiştir. İncelenen tahmin yöntemlerinden fabrika inşaatları için uygun olanlar belirlenmiştir. Gerçek maliyetleri bilinen on adet fabrika inşaatına ait toplam maliyet değerleri derlenmiştir. Belirlenen maliyet tahmin yöntemlerinden seçilenler gerçek maliyetleri bilinen örneklere uygulanmış ve böylece gerçeğe en yakın sonuç vermesi beklenen tahmin yöntemi bulunmaya çalışılmıştır.

The only way of using efficiently and beneficially unsufficient sources of our country and serving on time the social benefits handled from investments can only be provided by realising investment projects in the planned period, in an economic cost and in the required quality and by respecting the considered limits of budget. The construction sector, especially in the developing countries is the locomotive of economy mainly because of the amount of investment being made in this sector. The most important of the feasibility study is cost estimation to make decision of investment for the investors. When the economical conditions in our country is concerned, the difficulties of estimation can be understood better. In this study, cost estimation methods in literature were examined. For estimation methods reviewed in accordance with plant construction has been identified. Known on the actual cost of the total cost for construction of the factory unit is compiled. Identified methods of cost estimates, actual costs are elected and thus been applied to known examples closest to the actual results of the estimation methods are expected to have been trying to find.
