Konut Binalarının Ön Tasarımı Evresinde Maliyeti Etkileyen Faktörler Ve Faktörlere Dayalı Bir Maliyet Tahmin Yöntemi

Abstract

Bu çalışma iki aşamadan oluşmaktadır. Birinci aşamada; ön tasarım evresinde konut binalarının maliyetini etkileyen faktörler ve bu faktörlerin etkileme oranları belirlenmektedir. İkinci aşamada; konut binalarının ön tasarımı evresinde kullanılmak için ve ön tasarım evresinde maliyeti etkileyen faktörlere dayanarak geliştirilmiş bir maliyet tahmin modeli tanıtılmaktadır. Faktörlerin maliyeti etkileme oranları kullanılarak, dönüştürme katsayıları belirlenmekte ve bu katsayılar maliyet tahmin modelinin geliştirilmesinde kullanılmaktadır. Bu model formül ile ifade edilmekte ve Microsoft Excel programının avantajlarından yararlanılarak kullanımı kolaylaştırılmaktadır. İnşaat maliyet indeksinin kullanımı ile ileriye yönelik olarak da kullanılabilmektedir. Geliştirilen model ile hesaplanan m2 başına maliyet değerleri, birim fiyat yöntemi ile hesaplanan m2 başına maliyet değerlerinden %0,3-%6 arasında farklılık göstermektedir.This study consists of two phases. The factors that affecting residential buildings’ cost in pre-design phase and effecting ratios of these factors are determined in the first phase. A cost estimating model which is developed for residential buildings to be used in pre-design phase and based on the factors which affect building cost in pre-design phase is introduced in the second phase. As using the ratios of effects of factors on cost, the convertion coefficients are determined and these coefficients are used for developing the cost estimating model. This model is explained with a formula and its usage is facilitated with using the advantages of Microsoft Excel programme. It can be used in the future with using the building cost index, too. The values of Per m2 cost which are calculated with the model that is developed are %0,3-%6 different from the values of Per m2 cost which are calculated with the method of Ministry of Public Works.
