Konut Kira Değerlerini Etkileyen Faktörler: Beşiktaş İlçesi Örneği

Abstract

Konut kira değerlerini etkileyen çevresel faktörlerin araştırılması bu çalışmanın konusunu oluşturmaktadır. Konut, toplumun en küçük yapı taşı olan ailenin bir arada olmasını sağlayan ortak mekan, ekonomik olarak üretilen ve tüketilen bir mal, kişilere gelecek için güvence sağlayan bir yatırım aracı, yerleşme dokusunun, kimliğinin oluşmasında yapılaşmış çevrenin en önemli yapı taşı olma özelliklerine sahiptir. Konut piyasasında aynı yapısal özelliklere sahip konutların kira değerlerinin farklı olduğu gözlenmektedir. Bu kapsamda çalışmanın amacı konut kira değerinin belirlenmesinde konutun yapısal özelliklerinin yanında, içinde yer aldığı çevrenin özelliklerinin de etkili olduğunu ortaya koymaktır. Araştırma kapsamında yapılan anket çalışmasında konut kira değerlerini en çok etkileyen faktörün konutun yer aldığı çevrenin doğal özellikleri olduğu görülmüştür.

The subject of this study is to research the factors affecting the housing rent values/prices. Housing is the common accommodation of the smallest social unit; family, an economical property which is produced and consumed, the most important factor of constructed environment for the identity of the settlement. It is observed that housing with same structural properties have different rent price. In this extent the aim of the study is to prove that besides the structural properties the environmental factors also affect the renting price. Survey applied in the extent of this study showed that the most important factor effects the rent values is the natural properties of the housing environment.
