Müşteri İsteklerindeki Değişikliklerin Proje Nitelikleri Üzerindeki Etkileri

Abstract

Tez çalışmasında, inşaat sektöründeki gelişmelerin ve değişmelerinin mimarlık mesleği ve müşteri üzerindeki etkileri, tasarım süreci ve aktörlerinin tanımlanması ve tasarım sürecinde mimar-müşteri ilişkileri incelenmiştir. Böylece inşaat sektöründeki aktörlerden biri olan mimarın tasarım sürecindeki müşteri ilişkilerinden ve proje değişikliklerinden doğan sorunların incelenmesi, değişiklik isteklerinin sebeplerinin tespit edilmesi, değişiklik isteklerinin projenin kalite-maliyet-süre üzerindeki etkisinin belirlenmesi amaçlanmıştır. Tez çalışması altı bölümden oluşmaktadır. Birinci bölümde, problemin tanımı yapılarak tezin amacı ve yöntemi anlatılmıştır. İkinci bölümde, Dünya’da ve Türkiye’de inşaat sektöründeki gelişmelerden bahsedilmiş, inşaat sektöründe yaşanan değişimin mimarlık mesleği ve müşteri üzerindeki etkileri açıklanmıştır. Üçüncü bölümde, tasarım sürecinde müşteri isteklerindeki değişimi inceleyebilmek için yapı üretim sürecinden genel olarak bahsedilmiş ve tasarım süreci ayrıntılı ele alınmıştır. Daha sonra, proje sürecinin aktörlerinin davranışları ele alınacak, müşteri tipleri ve değişimi incelenecektir. Dördüncü bölümde, değişiklik isteklerini daha iyi tanımlayabilmek için mimar-müşteri ilişkileri incelenmiş ve değişiklik istekleri tanımlanmıştır. Beşinci bölümde, alan araştırması iki aşamalı olarak gerçekleştirilmiştir. Tasarım sürecindeki değişiklik istekleri meslek pratiğinde güncel bir konu olması dolayısıyla öncelikli olarak Bursa’da serbest çalışan mimarların bilgi, deneyim ve tecrübelerinden yararlanılmak üzere bir söyleşi yöntemi uygulanmıştır. Elde edilen bulgulara dayanarak ikinci aşama için anket soruları hazırlanmıştır. Bu alan çalışması ile, Tasarım sürecinde değişiklik isteklerinin sebeplerinin tespit edilmesi ve önlenebilmesi için çözüm yollarının sunulması, değişiklik isteklerinden doğan anlaşmazlık durumlarının tespiti ve tasarım sürecinde değişiklik isteklerinin projenin kalite-maliyet-süre üzerindeki etkilerinin tespit edilmesi amaçlanmıştır. Altıncı bölüm ise müşteri isteklerindeki değişikliklerin önlenebilmesi ve proje niteliğinin artırılması için çözüm önerilerini kapsamaktadır.

This thesis focuses on the effects of developments and changes in the construction sector on the profession of architecture and on clients, description of the design process and its actors and architect-client relationships in the design process. By this way, examination of the relationships of the architect, one of the actors in the construction sector, with the client during the design process and problems arising from project changes, detection of causes for demands for change, and determination of the effect of demands for change on the quality-cost-time of the project is aimed. The thesis study consists of six sections. The first section defines the problem and describes the purpose and method of thesis. The second section mentions the developments in construction sector in the World and in Turkey, and explanations have been made on the effects of changes in the construction sector on the profession of architecture and on clients. The third section gives an overview of building production process in order to be able to examine client needs during the design process and the design process has been handled in detail. Then, the attitudes of the actors of project process will be covered, with the examination of types and change of clients. The fourth section probes into architect-client relationships in order to better define the demands for change and demands for change are described. In the fifth section, field study is carried out in two stages. Demands for change in the design process are particularly studied as it is a current issue in professional practice, and an interview method has been applied for the purpose of utilizing the knowledge, experience and expertise of freelance architects working in Bursa. Survey questions are prepared for the second stage based on obtained findings. This field study aims the presentation of means of solution for the detection and prevention of the causes for demands of change in the design process, and the determination of cases of disagreement arising from demands for change and the effects of demands for change during the design process on the quality-cost-time of project. The sixth section covers solution proposals for the prevention of changes in client demands and for the improvement of project quality.
