Abstract

GYO sektörü Türkiye’de 5 yıllık bir geçmişe sahip olan yeni ve gelecek vaadeden bir sektördür. GYO’ların kurulmasındaki en temel amaç, yatırıemcıların kendi tasarruflarıyla ulaşamayacakları gayrimenkullerin rantlarına ulaşma imkanı veren vergi avantajlı bir portföy işletmeciliği hizmeti sağlamaktır. Gayrimenkul yatırım ortaklıkları aracılığıyla yatırımcılar, borsada GYO’nun hisse senetlerini satın alarak portföyündeki gayrimenkullere küçük oranlarda iştirak edebilmektedirler. Genel olarak bakıldığında ülkemizde çok kısa bir geçmise sahip olan gayrimenkul yatırım ortaklıkları sektörünün henüz tam olarak oturmamış olmasından ötürü, uygulamada ve yatırımcılara tanıtılmasında bir takım sorunlarla karşılaşılmıştır. Bu tez çalışması, geniş bir literatür araştırmasıyla hazırlanan teorik altyapı, uygulamadaki durumu gösteren görüşmeler , anket çalışması ve bunların değerlendirilmesiyle elde edilen sonuçlar ve yorumlardan oluşmaktadır.The real estate investment partnerships have a five year history in Turkey and it’s a new and a promising sector yet. The main goal for these partnerships to be found is to supply a tax advantageous portfolio management service so that the investors who can’t reach a real estate’s gain with his own savings can attain this earning. By means of these real estate investment partnerships, the investors can buy these partnerships’ stocks at the stock market so that they can participate in these real estates that are in the portfolio of this partnership. If we look at this concept from a general point of view real estate investment partnerships have a very short history in our country and because it’s a new sector, we have seen some problems at the introduction of this new concept to investors .This thesis consists of a theoretical substructure which is prepared by a major literature research, interviews with authorized people which show the real situation in life, a result and an evaluation of a survey and our comments about the subject.
