Lojistikte Depo Yer Seçimini Etkileyen Faktörlerin Modellenmesi: İstanbul Örneği

Abstract

Özellikle II. Dünya savaşı ve sanayi devrimi sonrası artan üretim ve talep fazlası arzın gündeme gelmeye başlaması ile ‘lojistik’ kelimesi askeri bir kavram olmaktan çıkmış, önemli bir sektör haline gelmiştir. Geride bıraktığımız birkaç yıl öncesine kadar, gayrimenkul sektörünün başlıca bileşenleri arasında; konut, perakende, ofis ve otel yatırımları yer almakta iken, şimdilerde Dünya’da lojistiğin artan önemi ile beraber ‘lojistik depolar’ gayrimenkul sektörünün bir alt bileşeni olarak yerini almıştır. Bu çalışma, lojistik kavramını tanımlamak, sektörün önemini vurgulamak, İstanbul’da lojistik depoların dağılım davranışlarını anlamaya çalışmak, yer seçimlerine etki eden faktörleri ve önem derecelerini ortaya koyacak bir model oluşturmak amacıyla hazırlanmıştır. Bu amaç doğrultusunda; lojistiğin tanımı yapılmış, lojistik konusunun başlıca faaliyet alanlarına ve bunlar içinde depolamanın önemine değinilmiştir. İstanbul’da depo yer seçimine etki edecek faktörler açık bir biçimde ortaya koyularak, oluşturulacak olan modelin metodolojisi anlatılmıştır. Modelde kullanılacak verilerden ve elde ediliş usullerinden bahsedilmiştir. Model sonucunda ortaya atılan hipotezlerin irdelenmesi yapılmış ve bu konu üzerinde bundan sonra yapılabilecek yeni çalışmalara ışık tutulmuştur.

Especially after the II. World War and industrial revolution, by the increased production amount and supply that excess demand gaining currency, “the logistic” word was not a military term any more, and then become a very important sector.Although, till a few years ago, the major components of real estate sector was residential, retail, office and hotel; nowadays as soon as the increasing the importance of the logistic sector, ‘logistic warehouses’ became established among the subsection of real estate. This study is prepared to describe the logistic concept, to highlight the importance of the sector, to try to understand the distribution behaviour of logistics warehouses along the Istanbul city with a partial sample size and to propound a model that determines the site selection factors and significance level of these factors. In accordance with this purpose, the meaning of logistics is described, the main activities of logistics and importance of warehousing among these activities is mentioned. The warehouse site selection factors in Istanbul Metropolitan Area are briefly determined and the methodology of the model that will be produced is explained. The location specific dates in the model and acquiring methods of them have expressed. The hypothesis declared at the end of the model is argued and it is tried to shed light on new studies about this subject.
