Konut Fiyatlarını Etkileyen Faktörlerin İncelenmesi Üsküdar Örneği

Abstract

Bu çalışmanın kapsamı, Üsküdar’da, konut fiyatları üzerinde, fiziksel, çevresel ve komşuluk birimi değişkenlerinin etkileri ve fiyatın zaman içindeki mekansal dağılımı, olarak belirlenmiştir. Araştırma, verilerin toplanması, işlenmesi, analizinin yapılması ve sonuçlarının değerlendirilmesini kapsamaktadır. Bu çalışmada, konut fiyatlarının, yıllar içerisinde mahalle bazında ki dağılımları, konutun ekonomik değeri üzerinde etkili olan faktörlerin etki dereceleri belirlenmiştir. Konut fiyatlarının mahallelere göre dağılımını gösteren haritalar ve hedonik fiyat analizi ile konut fiyatlarındaki değişim ve değişime neden olan etkiler incelenmiştir. Üsküdar İlçesi’nde konut piyasasında çeşitliliğe yol açan, yeni alternatifleri beraberinde getiren etkenler, göçün etkisiyle meydana gelen düzensiz yapılaşma, deprem faktörü ve ekonomik göstergelerin kişilerin taleplerinde meydana getirdiği değişim olarak belirlenmiştir. Çalışma sonucunda, konutun alansal büyüklüğü, bulunduğu kat, gelişmişlik indeksi ve manzara varlığı faktörünün, konutun satış fiyatı üzerinde etkili olduğu anlaşılmıştır. Konut fiyatlarının düzenli yapılaşan yeni yerleşim alanlarının oluştuğu semtlerde ve ticari fonksiyonların hareketli olduğu mahallelerde artan bir gelişme gösterdiği görülmüştür. Nitelikli tarihi konut dokusuna sahip mahallelerin konut fiyatlarının ise mahalle ortalamalarının üzerinde olduğu sonucuna varılmıştır. Araştırmanın sonuçları, gayrimenkul yatırımcılarının ve alıcıların doğru karar vermelerinde ve yerel yönetimin şehrin yapılanmasını etkileyecek donatı alanlarının yer seçimi kararını daha sağlıklı vermelerinde faydalı olacaktır.

This study includes the effects of physical, environmental and neighbourhood characteristics on housing prices and changes in value over time. The research involves gathering data, carrying out analysis and evaluating the results. In this study, spatial dispersion of housing prices based on districts over years and the determination of the degree of factors influencing the value of houses have been analysed. The changes in housing prices and the factors causing these changes are investigated with the maps of the distribution of land prices by districts and by hedonic analysis. In Üsküdar, the factors causing the variety in housing market and bringing alternatives are determined as the unsystematic development of the area as a result of the migration influence, the effect of earthquake, and the changes in people’s demand caused by the economic situation. As a result, the size of the dwelling, the floor in which the dwelling is located, the development index and the effect of the view from the dwelling and the influence of all these variables on sale price have been analysed. An increase in housing price can be seen in the districts where new well-structured developments have been built and where commercial movements appear. Housing prices are above average in districts having historical importance. The results of this investigation will be helpful not only for investors and buyers to make appropriate decisions, but also for local authorities to make decisions on choosing appropriate locations for public services and areas that can affect the structure of the city.
