Mevcut Binaların Lüks Otellere Dönüştürülme Olanakları Ve Tasarlama Yaklaşımları

Abstract

Dünya turizmindeki önemi gün geçtikçe artan Türkiye’nin, turizm amaçlı konaklama tesisi ihtiyacının gerekli şekilde karşılanabilmesinin bir yolu da mevcut yapıların yeniden değerlendirilmesidir. Bu çalışma bu yolun verimli bir şekilde kullanılmasına yardımcı olabilecek bir yol göstermek, bu amaçla kullanılacak binaların seçiminde dikkat edilecek kriterleri ortaya koymak ve daha önce uygulanan örneklerin başarılı ve başarısız yönleriyle incelenmesi amacıyla hazırlanmıştır. Tezde turistlerin gerçekten böyle mevcut yapılarda konaklama ve mevcut yapıların içinde yaşama arzusu içinde olup olmadıkları, Türkiye’nin böyle bir isteği karşılayabilecek mevcut bina stoğuna sahip olup olmadığına değinilmiştir, bu şekilde bir yeniden değerlendirmenin avantajları incelenmiştir. Mevcut binaların yeniden kullanım yöntemleri, ne şekilde bir yaklaşımda bulunmak gerektiği incelenmiş ve mevcut binayı turizm amaçlı hale getirirken karşılaşılan tasarım problemlerine değinilmiştir. Hangi mevcut binaların kullanılacağının seçiminin nasıl yapılacağına değinilmiştir. Türkiye’den kültür ve tabiat varlıklarını koruma kanunu ve uygulanma şekilleri incelenmiş, burada ortaya çıkan olumsuzluklara değinilmiş ve diğer ülkelerdeki benzer kanunlar ve uygulama şekilleri ele alınmıştır. Mevcut binaların seçimi olarak da binanın konumunun otel işlevine uygunluğu, mekansal üniteler teşkiline uygunluğu ve lüks oteller için ihtiyaç duyulan özel mekanların oluşturulmasına olanak verip verememe koşulları incelenmiştir.

In these days Turkey has started to play an important role in world’s tourism sector and because of this, Turkey is in need of more and more hotels each day. But of course quality must be the first aim … One of the ways to increase them is to re-use the existing ones. This re-using idea is the first thing to think about when we want to cosntruct a hotel in the city centre. The aim of this thesis is to be a guidance through this re-using of the existing buildings, to guide through criters of selecting existing buildings and examine the succesful ways and failures of the examples. In the thesis, it has examined if tourists really want to stay/spend a night in existing buildings and if they really want to live in these existing buildings, if Turkey has a potential of existing buildings to respond this request, and what advantages could have with transformation of the existing buildings. It has examined the ways of transformating the existing buildings, how to approach to existing buildings and has examined the design problems on transformating an existing building to a hotel. As legal procedures, Laws of “Protection Of Culturel And Natural Wealth” in Turkey and application committees and how they work about this law has examined. The problems of these committees and similar laws and regulations has examined with their using in practice. In the part of choosing the existing buildings, inspection of the location of existing building according to its new function, inspection of forming residences of existing buildings, inspection of if hotels residences are suitable for marketing policies of the administrator titles has been studied.
