Türkiye’de Gayrimenkul Sektöründe Doğrudan Yabancı Yatırım: Alışveriş Merkezi Uygulamaları

Abstract

Bu çalışmada, alışveriş merkezleri yatırımları aracılığı ile gelen doğrudan yabancı yatırımların yarattığı etkiler istatistikî veriler yardımı ile incelenmiştir. Türkiye’de gayrimenkul sektörü ve gayrimenkul sektöründe DYY’ın yeri ve önemi üzerinde durulmuştur. Gayrimenkul sektörüne DYY’ın hangi yollarla girdiği irdelenmiş ve yatırımın Türkiye’ye hangi sebeplerle girdiği ve hangi bölgelerde yoğunlaştığı üzerinde durulmuştur. Türk gayrimenkul sektörü üzerinden Türkiye’ye giriş yapan yabancı sermayeye ilişkin istatistikî veriler ışığında, Türkiye’de alışveriş merkezlerine yatırım için gelen yabancı sermayenin Türkiye’deki durumu, elde edilen istatistikî veriler ışığında karşılaştırmalı olarak incelenmiş ve sonuç bölümünde, DYY’ın ülkemize sağladığı yararlar ve sakıncalı yönleri analiz edilmiştir.In this study, effects of foreign direct investment through investments in shopping centers is analyzed with the help of statistical data. In the thesis, real estate sector in Turkey and the importance of foreign direct investment in real estate sector is detailed. In which ways foreign direct investment is coming into real estate sector is described. The reasons to invest in Turkish real estate sector and the main regions investments are realized also described. The current position of the foreign investorst which come to invest to the shopping center development in Turkey is described comperatively in the light of the statistical data as referring to the foreign capital investing into the real estate sector of Turkey and in the application, result part the advantages and disadvantages ant the aspects of foreign direct investments to shopping center sector is analyzed.
