Konut Geliştirme Projelerinde Stratejik Pazar Analizi, Bodrum Yarımadası Ve İstanbul Bayrampaşa Örneği

Abstract

Konut sektöründeki en önemli sorunlar ruhsatlı ve ruhsatsız konut stokunun tam olarak ayırt edilememesidir. Sektördeki bir diğer sorun ise arz ve talep dengesizliğidir. Arz ve talebin dikkatli incelenmeyişi sektörü konut açığına ve fazlalığına sürüklemektedir. Bu nedenle artık konut yatırımcıları ve üreticileri stratejik planlar ile ilerlemektedir. Stratejik planlama içerinde birçok disiplini içeren bir çalışmadır. Finansal hesaplamalar, mimari tasarımlar, inşaat, pazarlama, pazar araştırma gibi birçok disiplin konut geliştirme projelerinde birbiriyle orantılı olarak veya birbirinin devamı olarak konut projelerinin geleceğine yön vermektedir. Bu tez kapsamında pazar araştırmanın önemine değinilerek Bodrum ve İstanbul’dan iki pazar araştırma örneği verilmiştir. Stratejik planlamanın içeriğinden bahsedilerek, planlamadaki önemli bir başlık olan pazar araştırmanın konut geliştirme projelerindeki önemi anlatılmıştır. Bu doğrultuda inceleme alanın tanımlanmış, coğrafi ve sektörel bütün tanımları yapılmıştır. Belirli bir süre kapsamında yapılan bu incelemelerde arzın ve talebin belirlenmesine yönelik daha önce hazırlanan sorulara doğru cevaplar bulmaya çalışılmıştır. Elde edilen verilerin ışığında yapılan analizlere göre muhtemel proje için genel değerlendirmeler ve öneriler yapılmıştır.

The biggest problem is, not to able to seperate the licenced and unlicenced housing stock in Turkey. The another problem is that disequilibrium between housing supply and demand. For that reason, residential developer and investor are more taking heed the strategical planning before developing a residential project. Strategical planning contains a lot of diciplin such as finance, architecture, market research, marketing and management. This study is prepeared in order to describe the market researches, to highlight the importance on the residential development project. And also this study contains two different sample for residential market research from Bodrum and İstanbul Bayrampaşa. Turket housing market is described, Turkey housing stock, licenced and unlicenced housing stock are mentioned. Srategical planning is described, the importance of the residential market research in strategical planning are mentioned. Two case studies are described in Bodrum and Istanbul, the site investigated completely, geografical and sectoral definition are mentioned. According to market research analysis, suggestions are given for the possible development projects. The general evaluation of the thesis study is done, the results and consequences of the study is mentioned.
