İnşaat Projelerinde Gerçekleşen Maliyetlerin Elde Edilmesi Ve Değerlendirilmesine Yönelik Bir Sistem Önerisi

Abstract

Bu çalışma, inşaat projelerinde gerçekleşen maliyetlerin elde edilmesi ve değerlendirilmesine yönelik bir sistem önerisi niteliğindedir ve yüklenici bakış açısıyla, yapım evresindeki maliyetleri kapsamaktadır. Önerilen sistem, maliyetleri elde edilecek inşaat iş kalemlerinin belirlenmesiyle başlamaktadır. Sonra, projede gerçekleşen işgücü, makina, malzeme ve taşeron maliyetlerine ilişkin verilerin inşaat sahasından iş kalemleri bazında toplanması ve genel maliyetlerin aktivite bazlı maliyetlendirme (ABM) yöntemiyle iş kalemlerine dağıtılması ile devam etmektedir. Son aşamada tüm iş kalemlerine ait direkt ve genel maliyetler birleştirilmekte ve böylece toplam ve birim maliyetler hesaplanmaktadır. Tez kapsamında, oluşturulan sistemin bir inşaat projesinde yapılan uygulamasına yer verilmektedir. Uygulama aşamalar halinde sunulmakta ve hesaplanan maliyetler planlanan değerlerle karşılaştırmalı olarak gösterilmektedir. Sonuç olarak yapılan çalışmada elde edilen bilgilere, tespitlere ve analizlere yer verilmektedir.

This study is a system proposal to collect and evaluate actual cost data in construction projects and, consists of costs at construction phase from the contractor’s point of view. The system starts with determination of construction items whose costs are collected and evaluated. Afterwards, continues with gathering of data for actual manpower, machinery, equipment, material and subcontractor costs from construction site based on construction items and, allocation of general costs to construction items by activity based costing (ABC) method. At the final step, direct and general costs of all construction items are consolidated and, consequently total and unit costs are calculated. In the scope of this thesis, application of the proposed system to a construction project is presented. Actual data collected from the project has been shown respectively and structured cost data have been compared with planned values. At the conclusion, outcomes, results and analysis gained from this study have been submitted.
