Konut Tercihlerinin, Mekansal Dizin Ve Mekansal Davranış Parametreleri İle İlişkisi

Abstract

Bu çalışmada çağdaş yaşamın gereklerine uyarak tüketilebilen nesneye dönüşmüş olan konutların, kullanıcılarının yaşam biçimlerine uygunluğu ve uyumu üzerinde durulacaktır. Amaç toplu konut kullanıcılarının hangi tercih ölçütlerine bağlı olarak, hangi mekanlarda nasıl davrandıklarını ortaya koymaktır. Çalışma kapsamında konut öncelikle, insan davranış ilişkileri açısından kuramsal olarak incelenmiş ve konut tercihlerine etki eden parametreler belirlenmiştir. Diğer yandan mekansal dizin kavramı hakkındaki kuramsal yaklaşımlar incelenmiştir. Diğer yandan, konut pazarının tarihsel gelişme süreci, dünya ve Türkiye üzerindeki etkileri ile pazarı etkileyen ekonomik, teknolojik ve iletişim etmenleri tezde incelenmiştir. Tercih ölçütleri öteden beri, niteliksel olarak algılandığı için, konut araştırmalarında bu konuyla ilgili bir kavramsal modelin oluşturulmasından genellikle kaçınılmıştır. Ancak mekansal dizin gibi, matematiksel tabanı olan bir yöntem ile konut tercihleri değerlendirildiğinde, bazı ortak noktalar bulmak olasıdır. Konut kullanıcılarının mekansal davranışları ve konutun mekansal dizin özellikleri arasındaki ilişkilerin, konut tercihlerini etkilediği hipotezini desteklemek üzere çeşitli ölçütler belirlenmiştir. Bu ölçütler konut kullanıcılarının sosyodemografik özellikleri, yaşam biçimlerin ve konuta ait mekansal özellikleridir. Alan çalışması sonuçları istatiktiksel bağıntılar ve diğer bulgular yardımıyla açıklanmıştır. Bu çalışmada konutların, kullanıcılarının yaşam biçimi, sosyal statüsü ve mekansal tercihleri arasındaki ilişkileri yansıttığı; diğer yandan, kullanıcıların da konutun olanaklarına veya kısıtlamalarına uyum sağladığı ortaya koyulmuştur.This research focuses on the house, as a consumable good, and its adjustment and adaptability to life styles of users. The aim is to expose how the mass housing users act, in which spaces they act and which preference criteria they consider. Scope of the research primarily includes the parameters of house preferences, space syntax and the theoretical concepts related to human behaviour and home space. The thesis also explores the historic development of the housing market and its effects on Turkey, along with the economical, technological and communicational factors that affects the market itself. The housing researchers have generally considered the preference criteria to have a qualitative nature; so there were always some reluctance to form a conceptual model related to housing preference. However, when a mathematical based method such as the space syntax is used to evaluate the housing preferences, some common properties can be discovered. In order to support the hypothesis which indicates that the relations between the user’s spatial behaviours and the syntactic properties of the space affects to the house preferences, there were some criteria determined. These critera are the sociodemographic characteristics of the users, life styles of the users and the syntactic characteristics of the house. In this research it is exposed that the houses reflect and demonstrate the relationship between parameters such the social status, life style and the spatial preferences of the occupiers. On the other hand, the occupiers also adjust to the possibilities or restrictions provided by the houses.
