Üst Gelir Grubuna Yönelik Tasarlanan Konut Alanlarının Değerlendirilmesi

Abstract

Bu çalışma, 1980 sonrası toplumsal ve ekonomik değişimin bir sonucu olarak İstanbul’da ortaya çıkan üst gelir grubu konut alanlarının son yıllarda yapılan örneklerinin incelenmesi ve mimariye yansıyan özelliklerinin araştırılması ve değerlendirilmesi amacıyla yapılmıştır. Ülkemizde 1970’lerden sonra yaşanan gelişmeler ekonomik, sosyal ve kültürel alanlarda önemli değişimlere neden olur. Teknoloji devrimi ve sermayenin uluslararası çapta yeniden yapılanması bu gelişmelerin en önemli sebepleri arasında yer alır. İlk olarak, Endüstri Devrimi sonrası konut kavramının geçirdiği gelişim süreci, Endüstri Devrimi ve modernleşmenin konut oluşumu üzerindeki etkileri; ve değişimlere neden olan faktörler üzerinde durulmuştur. Türkiye’de konutun tarihsel gelişimi, Cumhuriyet Öncesi Dönem, 1923-1950 arası, 1950-1980 arası ve 1980 sonrası şeklinde aktarılmıştır. Türkiye’de üst gelir grubunun konut alanları tercihlerindeki değişimler ve bu değişimlerin sebepleri incelenmiş; İstanbul’da son yıllarda üst gelir grubu için inşa edilmeye başlanmış konut alanlarının en önemlilerine ait araştırma bulgularına ve değerlendirmelere yer verilmiştir.

The architectural research of recent housing estates for high income people in İstanbul, was made to evaluate the existing housing estates due to the socio-economical changes and to determine the architectural innovations in these housing estates. After 1970’s, developments in our country, cause important changes in social, economical and cultural fields. Technological revolution and international reorganization of the capital, takes place on the origin of these developments. The new notions existing in this period, has been discussed; actually the discussions has been made to investigate the mentality that has been existing since the Industrial Revolution. Thus, the development period of the concept of the house after the Industrial Revolution and the effects of Industrial Revolution and modernization on housing formations are scrutinized. Also, the factors caused these changes are emphasized. The development of housing in Turkey is examined chronologically in four terms. The division into terms was made due to the most important events in the whole period. This allows us to observe the period clearly. In the fourth chapter, the changes on high income groups’ residential preferences in Turkey and its reasons is brought up. In the fifth chapter, recently constructed residential areas are examined. The last chapter implies the results of the evaluation and the discussions.
