Leed Sertifikası Almaya Yönelik Yeni Bina Ve Kapsamlı Yenileme Projelerinde Sözleşmelerin Biçimlendirilmesi

Abstract

Yeşil bina sertifikasyon sistemleri, doğal çevreye en az zarar veren ve enerji kaynaklarını en etkin biçimde kullanan bir yapım sektörü için çok önemli bir araçtır. Bu tez çalışması ile LEED gibi dünyanın birçok yerinde yaygın biçimde kullanılan bir yeşil bina sertifikasyon sisteminin yapım sektörümüzde kullanımını, sözleşme dokümanları sistematiği kapsamında kolaylaştırmak ve yaygınlaştırmak amaçlanmıştır. Bu tez çalışmasında LEED sertifikasını alması hedeflenen yeni binalar ve kapsamlı yenileme projelerinde, temel proje katılımcıları arasındaki sözleşmeler biçimlendirilmiştir. Bunun için öncelikle LEED sertifikasyon sistemi tanıtılmış, proje gereklilikleri açıklanmış ve sertifikasyon sürecinin işleyiş biçimi tarif edilmiştir. Ardından sözleşme dokümanlarını oluşturmak üzere geleneksel proje teslim sistemi çerçevesinde üç farklı proje organizasyonu oluşturulmuştur ve bu proje organizasyonlarının katılımcıları arasındaki sözleşme dokümanları AIA sözleşme formları esas alınarak ve LEED hizmetleri doğrultusunda biçimlendirilmiştir.

The green building certification systems are some of the most important tools to make the construction sector to be less harmful to the environment and use the sustainable energy sources efficiently. LEED, as a common used green building certification system, is aimed to be widely used in the countries such as Turkey by forming some sample contract documents in this paper. The contract documents between the main participants such as owner, architect, LEED consultant and contractor are formed towards the LEED services. The AIA contract documents are the model of all these formed contracts documents. The most important characteristics of the formed contract documents, the addenda, the formats and the sample procedures in this paper are they are ready to be used and appropriate to be developed.
