İstanbul Da Kent Formunun Mekansal Analizi

Abstract

Bu çalışmada, çoklu regresyon modeli kullanılarak İstanbul ilinde kent formunun mekansal analizi farklı oluşum zamanına sahip, farklı nitelikteki çeşitli ilçelerden seçilmiş 80 ayrı örneklem alan üzerinden, on farklı değişkenin yardımı ile yapılmıştır. Yoğunluk, yol alanı, yapıadası büyüklükleri, konut fiyatı, arazi değeri, denize olan uzaklık, tarihi merkeze olan uzaklık, altmerkeze olan uzaklık ve TEM ya da E5’e olan uzaklık başlıkları altında toplanan değişkenlerin farklı kademelerde regresyon analizine sokulmasıyla ortaya çıkan sonuçlar eski yerleşme dokuları hakkında bilgi verici olduğu gibi, bundan sonra oluşacak olan yeni yerleşme alanları için de veri tabanı oluşturabilir. Kent formunu etkileyecek unsurlar göz önünde tutularak, değişen tercihler ile birlikte kent formu elemanlarının nasıl değiştiğine ve değişeceğine ışık tutması sebebiyle kentin gelişimi ile ilgilenen bütün disiplinlere kentin sağlıklı gelişimine yardımcı bir çalışmadır.

In this study by using the multiple regression model, the spatial analysis of urban form in Istanbul is done in eighty different case study areas as they have different historical backgrounds and properties by the help of ten variables. Density, road area, size of the urban block, house price, land price, distance to the historical centre, distance to the subcenter, distance to the sea and distance to the main roads like TEM and E5 are the variables which are used in different stages to have the spatial analysis and the results of the study gives information about the different structures of urban forms that occured up to now, and is a database for further new urban forms. With the changing trends and also the factors influencing urban form, study shows how the elements of urban form changed and in what way they will change in the future. As a result of this, the study can be helpful for the disiplines related to the urban develeopment to have a better city.
